PROJECT MANAGEMENT [Pre-Construction & Design Phase]
Solicit proposals, review such, and recommend architects, engineers and consultants.
Coordinate activities of architects, engineers, consultants, and contractors throughout the design development process to insure budgets, milestones, and schedules are met.
Prepare, negotiate, and administer contracts with architects, engineers, consultants,general contractors and subcontractors.
Create and produce timely reports outlining project costs, budgets, schedules, and outstanding issues. Track project budgets, including change orders, contingencies, etc.
Determine zoning requirements and municipality entitlement, approval, and permitting processes and work with regulatory agencies.
Coordinate with utility companies.
Research local and regional permitting processes.
Utilize own resources and/or third parties to create conceptual project budgets and estimates.
Read, understand, and interpret architectural plans and specifications, as well as engineering and construction drawings and technical reports. Recommend and evaluate value engineering options to meet budgets.
Manage multiple projects concurrently.
